1. FREE market appraisal

Here at Blue Sky Property our Valuer’s are qualified with the NAEA (National Association of Estate Agents), have exceptional knowledge of the local area and market activity, and will provide documentation to back up their valuation of your home.

2. Prepare marketing particulars

We’ll prepare professional and detailed marketing particulars for your property with photographs, tempting descriptions, accurate measurements, floor plans, EPC details, details of tenure and lease information if applicable, council tax band and location maps, as well as information about the local area and amenities.

3. Personal online account

You will have 24/7 access to your property records online. You’ll be able to see details of all viewings and feedback, offers made and key dates and advice. It’s a great way to keep track of your properties sale.

4. LCD window display advertising

All properties will be featured on our LCD display in our shop window presented to prospective buyers in a moving slide show, allowing us to show buyers browsing our window display your FULL property details which is much better than a fixed paper display.

5. For sale board

With your permission we will erect an attractive and prominent For Sale board to promote your property 24/7.

6. Internet advertising

We’ll expose your property to the widest possible audience of potential buyers through our own user-friendly, mobile friendly website ( and other major property websites such as Rightmove, Zoopla and Prime Location.

7. Advertising in the local press

We will regularly advertise your property in the local press, reaching a non-internet using audience who often get over looked.

8. Promote to database of clients

Details of your property will be sent by text, email and post to our up-to-date database of quality buyers, along with proactive phone canvassing.

9. Initial qualification of potential buyers

We’ll check all potential buyers to ensure they meet certain criteria. On service package 1 we will pass these details on to you so you can arrange viewings safe in the knowledge that you will be only meeting suitably vetted buyers, ensuring your safety and saving you time.

10. Discounted conveyancing fees

If you use one of our recommended conveyancers for your sale we’ll give you £50 cash back when your sale completes.

11. Discounted removal fees

If you use one of our recommended removal firms, you’ll receive a discount on removal and storage services.

12. FREE mortgage advice

If you use our recommended Mortgage Advisors, you’ll receive their initial advice for FREE, saving on average around £200.

13. Sales memorandom

We will issue a memorandum of sale to all parties and all conveyancers, on your behalf, to help your sale progress on a clear footing.

14. Organise viewings

We will liaise with you and qualified potential buyers to organize viewings on your behalf. We will confirm viewings the day before they are due to take place to avoid wasting your time.

15. Feedback from viewings

Initial, constructive and honest feedback from viewings is always provided to you within 24 hours of the viewing taking place, via your online account. On service package 2 however, because we are not present at the viewing, feedback will be provided within 3 working days as it may take longer to get hold of clients.

16. Fortnightly marketing reviews

We regularly review the marketing of your property, usually every 2 weeks unless agreed otherwise. We will get in touch to discuss your property’s performance on the open market and adapt your marketing plan to generate more interest if necessary.

17. Negotiate the sale

Following your instructions we will negotiate the sale with potential buyers. Always looking after your interests, we will get you the best price from a buyer that meets your requirements.

18. Formal qualification of buyers

Once you’ve agreed a sale with a prospective buyer we will carry out further checks on your behalf to confirm the buyers identification, status and funding. Thorough checking at this stage reduces the likelihood of problems further down the line ensuring the best possible start to your sale.

19. Once SSTC, monitor the sale to completion

Our dedicated sales progressor will oversee your sale through to completion. They will liaise with solicitors, monitor progress and help to overcome any issues that
may arise.

20. Facilitate the exchange of keys on moving day

We will organise the transfer of keys on moving day and be there to help with any hiccups.

21. Accompanied viewings

We will accompany ALL viewings and our extended opening hours mean we will always be available at a time to suit you and your buyers.

22. FREE Energy Performance Certificate (EPC)

We will cover the cost of your EPC if your property completes with a buyer introduced by Blue Sky.

23. Enhanced online marketing

Your property will appear in a premium display/ featured listing across property websites to ensure it stands out from the crowd, helping generate more interest from potential buyers.

24. Professional photography

We’ll commission a professional photographer to capture your home looking its very best.

25. Editorial in the local property press

If your property is a cut above the rest and offers something unique then you need to shout about it. A great way to do this is with an editorial in the Local Property Press.

    We are open longer hours than many other estate agents, working 7 days a week and Bank Holidays to ensure that we are available to both you, and perspective buyers. We can work outside of these hours too when required, so we are always there when you need us and are able to accommodate appointments at a time to suit you.

    We are members of The Property Ombudsman, and NAEA (the National Association of Estate Agents), giving you peace of mind that you are dealing with a reputable and accountable company. This gives you access to an independent Consumer Redress Scheme, although we’re sure you will never need it.

We set about notifying potential buyers straight away via phone, text and email, and we give prompt viewing feedback within 24 hours. We prepare a marketing plan specifically for you and your property and review it with you regularly until a suitable buyer is found.
  11. We Keep You Informed Throughout

    We want you to know exactly what we’re doing to get your home sold. We’ll call, email, and text you with regular updates and guidance, so we’ll never lose touch and leave you in the dark. You’ll also have online access to your personal property account where you can; find feedback from viewings, see when and where your property is being marketed, check for future viewings and much more.
  12. Mobile Access To Our Database

    We have access to our full database of properties when out on the road. This ensures we always have the correct most up-to-date information about your property when on a viewing, or speaking with potential buyers away from our office (please insert comma) so we’ll never miss an opportunity to show off your home!

Q. Why should I use an estate agent?

The internet has vastly expanded your options for selling your home. However, it is important to consider the benefit of instructing an experienced, reputable estate agent to work on your behalf:

  • Preparing professional details to market your home,
  • Extensive marketing that isn’t available through most website sale packages or selling privately,
  • Negotiating terms of sale with buyers on your behalf to ensure you get the best price possible from the best buyers – this will help to reduce the causes of disappointment and stress from less- than-serious potential buyers,
  • Working behind the scenes to ensure your sale progresses smoothly and quickly to completion, as well as being there to offer support and guidance.
  • Estate agents spend all day every day selling property and as a result have built up vast expertise and a knowledge of the whole buying and selling process. Selecting the right agent is key to a successful, stress-free move.

Q. Do I need a Home Information Pack (HIP)?

No, from 20 May 2010 HIPs were suspended. However, you will still need to arrange and provide an Energy Performance Certificate (EPC) within 28 days of placing your property on the market.

Q. Do I need to be present for viewings?

It’s entirely up to you. If you are not present buyers may relax and take more time looking around. However others like to meet the owners of a property and ask them questions. If you are not present you will need to ensure that your estate agent has been provided with keys and all the alarm codes they will need to access your property. If you decide to be present, make sure you give buyers space to look around at their own pace.

Q. If I accept an offer, will my property be taken off the market?

This will depend on the terms of any offer you accept and your preferences – but generally your property’s status will change to ‘Sold Subject To Contract’ (SSTC). The property will be marked SSTC on the internet, and other advertising and viewings will stop.

Q. Do I have to pay stamp duty?

No; the buyer pays stamp duty, not the seller.

Q. Do I have to pay capital gains tax on the proceeds from my sale?

If the property you are selling is your main home then (subject to meeting certain requirements) you will not have to pay capital gains tax. However, if the property you are selling is not your main home it is likely you will have to pay capital gains tax. If so, we recommend that you seek advice from a tax specialist.

Q. Can I use more than one agent?

Yes you can. You can instruct two agents to work alongside each other on a joint agency basis or you can instruct as many agents as you wish on a multi agency basis. Most agents will charge a higher fee if working alongside other agents, so it’s important to weigh up the pros and cons. If you instruct a reputable estate agent you shouldn’t need more than one.

Q. I want to end the contract I have with my current agent. What should I do?

Every estate agent has different terms and conditions, so you will need to refer to the contract you entered into with your agent. Generally you will be asked to give two weeks’ notice in writing to terminate the contract. The date when you can give this notice will depend on the type of agreement you’ve made with the agent. If you have agreed a ‘sole agency’, you will have to wait until the end of that term to give notice. If you no longer wish to sell at all, you can instruct your agent to cease marketing at any time, although they may still require your instructions in writing.

Q. Can I advertise my property on the internet while I have a contract with an estate agent?

When instructing an estate agent on a sole or joint agency basis you are agreeing to limit the marketing of your property to one or two agents. This means that if you sell with another agent you will be liable to pay two fees. Some property-selling websites are classed as an estate agent because they are carrying out estate agency activities. You should check the terms of your agent’s contract and ask them for clarification if you are unsure.

Q. Do I have to pay anything if I decide to withdraw my property from the market?

Some estate agents will charge you a withdrawal fee if you remove your property from the market, even if you’re not moving to another agent. It is really important to check an agent’s terms of business before signing an agreement, and ask the agent what fees apply. Blue Sky do not charge any fees for ending the contract.

Q. My property isn’t selling. What can I do?

There are a number of steps you could take to generate more interest in your property. The first step is to discuss your concerns with your agent and see what they recommend. Ask the following questions:

  • What can be done to overcome any objections that prospective buyers have made about my property?
  • What are the market trends in the local area and nationally? Are prices going up or down? Is demand high or low?
  • What feedback have you received from viewings? Are there specific comments that keep cropping up?
  • Are there other similar properties on the market? If so, how much are they being marketed for, how long have they been on the market, and have they sold?

Your estate agent should be working with you, and for you, to generate interest in your property. If you don’t feel they are doing enough, speak to them. Ask them what they propose to do to get your property sold; after all that’s what you’re paying them for. A reputable agent should be in regular contact with market updates, feedback from buyers, suggestions and marketing strategies that will encourage interest and generate acceptable offers from suitable buyers.
