We offer 4 different levels of service to our landlords which start from £120 (including VAT). We can do everything from simply advertising your property and helping you find tenants to managing your tenancy from start to finish and can guarantee that your rent is paid on its due date!     If you’d like to move away from your current letting agent but don’t want to pay the sometimes huge fees to be released from their contracts, then come to us and we will pay those fees for you**.

    We are open longer hours than many other letting agents working to 6.30pm week days and 5pm on Saturdays to ensure that we are available to both you, and prospective tenants. We can work outside of these hours too when required, so we are always there when you need us.

    As members of ARLA (Association of Residential Letting Agents) you have peace of mind that you are dealing with a reputable and accountable company. You also have access to an Independent Consumer Redress Scheme, although we’re sure you will never need it we take our responsibility seriously and have our client accounts audited annually, client money protection insurance in place at all times, and are always up to date with changing legislation and best practice within the industry.

  11. More Advertising For Your Property

    We will advertise your property via a number of internet property portals including; Rightmove, Zoopla, Prime Location and our own website. But as well as this we also advertise your property in Bristol’s premium property paper Bristol Property Live, via our Facebook Page, on Twitter, and in the shop front of our office in Longwell Green. You can even have one of our attractive and prominent sign boards outside the property should you want one. To speed up the process we also text and email your property to our database of suitable potential tenants, its instant and it gets fast results.  
  12. We Don’t Hang Around

    Time is money, your money, so we aim to let your property within 7 days, and give prompt viewing feedback. We prepare a marketing plan specifically for you and your property and review it with you regularly until a suitable tenant is found.
  13. We Keep You Informed Throughout

    We want you to know exactly what we’re doing to get your property let. We’ll call, email, and text you with regular updates and guidance, so we’ll never lose touch and leave you in the dark. You’ll also have access to your personal online property account where you can; find feedback from viewings, see when and where your property is being marketed, check for future viewings and much more.

Q. Why do I need a letting agent?

We can save you a great deal of time, money and stress. We understand that you can save money by letting a property yourself and for some people this is the best option. However, there are a number of considerations to think about when deciding whether or not to use a reputable letting agent.

  • Experience and expertise – A good letting agent will know everything there is to know about the local rental market trends. They will advise you on how to get maximum return on your investment and steer you around potential pitfalls you may not have been aware of. This experience can be the difference between placing the right or wrong tenant.
  • Up-to-date and clear information – As a landlord you have many legal obligations governed by many different laws which are subject to change. A good letting agent will ensure you meet your obligations and avoid any potential penalties.
  • Marketing – The high levels of marketing we offer are not available to private landlords and will help you to find a bigger pool of tenants faster.
  • Tenant vetting – Letting privately tends to attract the worst sort of tenants who are trying to bypass referencing and credit checks. A smooth no-hassle let is only possible with good, well-referenced tenants.

The bottom line is: getting it wrong can cost you dearly and quickly wipe out any profit you may have made. A good agent will work on your behalf to ensure this doesn’t happen and can actually save you money, so your letting fee is actually money well spent.

Q. Can I manage my property myself?

You certainly can, however, just meeting basic legal requirements can be a minefield in itself. For just a slightly higher fee, we can handle virtually every aspect of your let and provide a useful buffer between you and your tenant. You still make all the decisions but we do all the work for you. Many major employers and relocation agents will only take on properties that are managed by a reputable ARLA-registered letting agent.

Q. What sort of agreement / contract do you use?

There are a number of different types of agreement / contract that should be used, depending on the circumstances of the tenants, the landlord and even the property. In the majority of cases it will be what is called an Assured Shorthold Tenancy for a fixed period of at least six months. We will send you a copy of our tenancy agreement to ensure you are happy with the terms provided. If you wish, we may be able to add additional clauses to cover specific arrangements between you and your tenants, as long as they are legally sound.

Q. What happens if the tenant doesn’t pay the rent?

As part of our Fully Managed and Rent Collection services we guarantee that the rent is paid on time regardless of whether your tenant has paid their rent or not. Carefully vetted and referenced tenants make non-payment of rent less likely, but sometimes people’s circumstances change during a tenancy and they fall behind in rental payments. We’ll liaise with your tenants and any guarantors to bring their rent payments up-to-date as quickly as possible and advise you on the appropriate course of action. You can also insure yourself against loss of rent and legal expenses; please ask us for further details.

Q. Should I allow pets in my property?

We operate a pet-friendly policy. Landlords who exclude pet owners are missing out on a large segment of the rental market. We feel that by adopting a pet-friendly approach, you can easily increase demand for your property and attract long- term, responsible tenants.

Q. What happens when my property is empty?

You will still need to make all your regular payments for mortgages, ground rent, maintenance agreements, service charges and so on. You must also advise your insurance company that the property is empty in accordance with their requirements. Liability for utilities and council tax will pass back to you until a new tenant is found. As we only charge commission on rent received, we’re losing income too. Rest assured we’ll be doing everything we can to find you great new tenants as quickly as possible.

Q. What are my outgoings?

Some outgoings you may incur:

  • Mortgage payments
  • Insurance - buildings and contents (as a minimum)
  • Repairs to the property and contents - unless caused by the tenants
  • If leasehold - ground rent and service charges
  • Managing agent’s fees
  • When the property is empty, utilities and services
  • Gas and Electrical Safety Certificate renewal

Q. Who looks after the garden?

The maintenance and upkeep of the garden is usually the responsibility of the tenant. However, if you have a particularly large garden or any precious plants then it may be advisable to arrange for a gardener and incorporate the cost in the rental value.

Q. Do I have to provide furniture?

No. Interestingly enough, in most cases we have found that there is very little difference in rental values between furnished and unfurnished lettings. However, we will advise you on the most appropriate option for your property. If you are letting unfurnished you will still usually need to provide carpets, curtains and white goods. The requirements for a furnished property can vary depending on the style and location of your property.
